Can I increase the rent every year in Dubai?

Not freely. RERA's rental index caps increases on renewals: no rise if your rent is within 10% of the area average, then 5-20% depending on how far below the index it sits, up to a 20% maximum. The 2024 Smart Rental Index uses building-level data. This limits how fast rental income, and therefore realised yield, can grow on sitting tenants.
