Is International City still the highest-yield area in Dubai?

International City remains among Dubai's highest gross-yield communities, often quoted around 8.5-9.6%, thanks to very low entry prices and steady budget-tenant demand. But those headline yields reflect older stock, higher relative service charges and slower capital appreciation. It suits pure cash-flow investors; buyers wanting growth as well as income usually look at newer mid-market areas like JVC or Arjan.
