Before you sign the handover certificate, do a snagging inspection - many first-timers hire a professional. Check AC cooling, water pressure and leaks, electrics and sockets, tile and paint finish, door and window alignment and seals, and bathroom/balcony waterproofing. Photograph every defect and get the developer to commit to fixes in writing; your leverage drops once you sign.
