A property, or combined properties, valued at AED 2 million or more qualifies for the 10-year Golden Visa, and off-plan counts once it's registered with the DLD and you hold a valid Oqood certificate from an approved developer. Reports say a Feb 2026 rule removed the old 50% down-payment condition, assessing eligibility on DLD valuation instead.
