Does a property management company have to be RERA-licensed?

Yes. Any firm managing or leasing property on your behalf in Dubai must be licensed by RERA/DLD, and listings must carry a valid RERA permit number. An unlicensed operator can't legally enforce leases or file at the Rental Dispute Centre, and using one exposes you to penalties. Verifying the licence is the first thing to do - its absence is the biggest red flag.
