Why do agency commissions vary, and how can I negotiate them?
On the SECONDARY MARKET commission is typically around 2% of the sale price plus 5% VAT, and deal complexity or market demand can shift it. Discuss the rate early and make sure it is stated in the agreement — it is negotiable, and the time to negotiate is before you sign, not after. On off-plan and direct-from-developer purchases the developer covers our fee, so you pay us no commission at all — your only extra there is the 4% DLD fee plus the developer's admin fee (up to about AED 6,000, and it varies by developer).
