Can I get the Golden Visa if my property has a mortgage?

Yes. Since a February 2026 rule change, a mortgaged property qualifies for the 10-year Golden Visa as long as its DLD-assessed value is at least AED 2 million - the old requirement to have paid off 50% (or AED 1 million) has been removed. You'll need a bank NOC confirming the mortgage is current, plus title-deed documents. Confirm current ICP/DLD rules before applying.

Rules and eligibility criteria change — confirm the current position with the relevant authority before acting. This is general information, not legal advice.

Figures here are indicative as of July 2026 and set by third parties (government, banks, developers) — confirm the current amount before relying on it.
