Charges are levied per square foot of your unit, so the approved rate is multiplied by your size. RERA approves a rate for each building's annual budget, which is then apportioned across all units by area. For example, a 1,000 sq ft apartment at AED 15/sq ft pays roughly AED 15,000 a year, usually invoiced quarterly.
