Why do service charges vary so much between buildings and areas?

Rates mainly reflect how many amenities and how much common area a development has. Towers with pools, gyms, concierge, grand lobbies and a high common-area-to-saleable ratio cost more to run. Age, build quality, management efficiency, cooling setup and location matter too. That is why a facility-rich Downtown tower charges far more per square foot than a simple low-rise in JVC.
